The project is located on the south east side of Front St E & Lower Sherbourne St. The revised application from the developer that was submitted back in July 2015 is to permit the re-development of the block bounded by Lower Sherbourne St. The revised proposal for Time and Space will be the definitive new address, compromised of 4 towers with heights of 33 storeys, 29 storeys, 27 storeys and 25 storeys connected and supported by a majestic 10 storey base podium building with residential and commercial uses. The development includes a total of 1679 suites and 835 vehicle parking spaces. The types of suites that will be offered are a total of 1338 1 bedroom and 1 bedroom plus den layouts roughly 65% of units, a total of 341 2 bedroom, 2 bedroom plus den layouts and 3 bedrooms which is roughly 25% being 2 bedroom units and 10% being three bedroom units. For the 1st phase of this master-planned community the suite sizes will range for one bedroom from 440 sqft to 540 sqft, one bedroom & Den 495 sqft to 710 sqft, two bedroom (& Den) 665 to 855 sqft and three bedroom from 785 sqft to 930 sqft. At the north end of the site, the two tallest buildings are 29 storey and 33 storey towers, while a mirrored pair of 27 storey and 25 storeys towers are to the south which step down to 10 storeys at the south end of the site transition the project to what is intended to be a more intimate urban context on The Esplanade. The project's massing and architectural expression have also evolved since last year, with an attempt at topological diversity evidenced in the latest plans.
For the 2015 rezoning application called for a flat 10-storey podium structure at the base of all four towers, the proposal has evolved to feature a more varied series of frontages. Attempting to recreate the appearance of a typo-logically diverse urban street-wall, the frontages—which vary in height and materiality—are slightly extruded to the street, ostensibly reducing the visual impact of what remains a somewhat monolithic presence. Facing the courtyard and part of the Princess Street frontage rows of townhouse-inspired residences provide "eyes on the street" at grade. While this element is carried over from the previous submission, 13 of the 14 units are now planned as three-bedroom homes.
The parking plan is also mostly inherited from the project's previous iteration. Alongside a single level of underground parking, 10 storeys of parking are planned above grade, making for a total of 835 spots. 563 of these will be housed above grade, with the underground garage home to another 273 parking spots. It will also have 1269 bicycle parking for occupant and 318 bicycle parking for visitors for a total of 1586 bicycle parking spots.In addition to reducing the overall density and height of the development, the revised proposal meets a number of the City's other planning priorities.
